The former Avenue Campus site, located on St George’s Avenue in Northampton, is being marketed for disposal, opening the door for the next phase of regeneration at this important brownfield location.

The 9.18-acre site, previously occupied by the University of Northampton, has already undergone significant preparation work, including the demolition of former university buildings and the current installation of key infrastructure, part-funded by the Brownfield Land Release Fund. This has created a highly attractive development opportunity in a sustainable and well-connected part of the town, with planning permission in place for residential development.

Marketing of the site will take place through an open and competitive process following strong early interest from national housebuilders, with the former Bassett-Lowke halls of residence being progressed separately for sale.

This approach is intended to maximise market interest, provide clarity on future options for the site, and enable the private sector to bring forward a high-quality housing scheme. Where viable, this could also support the delivery of additional affordable homes as part of a wider mixed community.

The Avenue Campus site remains a key regeneration opportunity for Northampton, and this next stage represents an important step towards bringing forward new homes and long-term benefits for our area.

The marketing process will run for approximately ten weeks, after which offers will be carefully reviewed. Next steps regarding the site and its disposal will be subject to further consideration and decision-making by the Council later in the year.
